Title Policies
Commonwealth Land Title is proud to offer the Homeowner's PLUS Policy, the most extensive title coverage available. This expanded coverage policy for 1 to 4 family residences benefits the buyer, seller and the real estate agent.
Coverage included with a CLTA policy:
- Someone else owns a recorded interest in your title
- A document is not properly signed
- Forgery, fraud, duress, incompetency
- Defective recording of a document
- Unmarketability of title
- Restrictive covenants
- Lack of a right of access to and from the land
Additional Coverage included with an ALTA-R policy:
- Mechanic's lien protection
- Forced removal of structure: encroachments, restrictions & zoning
- Cannot use land for SFR due to zoning or restrictions
- Unrecorded liens by the homeowner's association
