It's one thing to found the title industry, but to consistently remain a leader in that industry for more than 100 years is quite another accomplishment.
Commonwealth Land Title Insurance Company traces its roots to the founding of the the title industry. In 1868, in the Pennsylvania Supreme Court case of Watson vs. Muirhead, 57 Pa. 161, the court ruled that conveyancers and attorneys were not liable for erroneous opinions based on professional standards of evaluation and Muirhead lost his investment. As a result, a group of conveyancers pledged to "insure the purchases of real estate and mortgages against losses from defective titles, liens and encumbrances." On March 28, 1876, the Real Estate Title Insurance Company of Philadelphia, the original predecessor of Commonwealth Land Title Insurance Company, was formed . In that same year, the industry's first title insurance policy was issued to Martha Morris to protect her loan on a residential row home in Philadelphia.
